Position Overview

We are seeking a motivated and detail-oriented Corporate Valuation Executive to join our Value & Risk Advisory team in Malaysia. This role offers the opportunity to work on diverse corporate valuation assignments across multiple property sectors while contributing to business development initiatives and market intelligence.

Key Responsibilities

Valuation & Advisory Services

  • Conduct corporate valuations across diverse property portfolios including office buildings, industrial facilities, commercial properties, hotels, and other real estate assets
  • Prepare comprehensive valuation reports in compliance with Malaysian Valuation Standards, International Valuation Standards (IVS), and regulatory requirements
  • Analyze financial performance, market trends, and comparable transactions to support valuation conclusions
  • Undertake site inspections and property assessments as required

Market Research & Feasibility Studies

  • Conduct market research and analysis to support valuation assignments and advisory projects
  • Prepare feasibility studies assessing development potential, market positioning, and financial viability
  • Monitor and analyze property market trends, supply-demand dynamics, and economic indicators
  • Compile and maintain market databases and comparable evidence

Business Development

  • Support business development initiatives through proposal preparation and client presentations
  • Assist in identifying new business opportunities and maintaining client relationships
  • Participate in networking events and industry forums to enhance market presence
  • Contribute to thought leadership materials and marketing collateral

Project Management

  • Manage multiple valuation assignments simultaneously while meeting tight deadlines
  • Work independently with minimal supervision while maintaining quality standards
  • Coordinate with internal teams and external stakeholders to deliver projects efficiently
  • Ensure all deliverables meet JLL's quality assurance standards

Required Qualifications & Experience

Education

  • Bachelor's degree in Real Estate Management, Property Management, Building Surveying, Land Economy, or related disciplines
  • Professional qualifications (e.g., Registered Valuer with Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia) or working towards professional certification is advantageous

Experience

  • Minimum 3-5 years of relevant experience in property valuation, preferably within corporate valuations or advisory services
  • Demonstrated experience in valuing diverse property types across commercial, industrial, and hospitality sectors
  • Experience in conducting market research and feasibility studies

Technical Skills

  • Strong understanding of valuation methodologies including Income Capitalization, Discounted Cash Flow (DCF), and Comparable Sales approaches
  • Proficiency in financial modeling and analysis
  • Familiarity with Malaysian Valuation Standards and International Valuation Standards (IVS)
  • Proficient in Microsoft Office Suite, particularly Excel, Word, and PowerPoint
  • Knowledge of valuation software and property databases is an advantage
