Site Operations Management
- Conduct FM operations including small fix or furniture/facility repair in coordination with stakeholders.
- Oversee MEP operations, including BMS status checks.
- Managing Work orders to meet KPI’s requirements (including Corrigo PPM tickets).
- Coordinate planned building power outages, from pre-arrangement to on-site execution support.
- Handle irregular/after-hours MEP requests (overtime HVAC, lighting support) and serve as the night/weekend POC for emergencies.
- Manage work permits and review work reports for all facility-related tasks.
- Establish the relationship with key users for smooth operation.
- Assist in the implementation of Industry Best Practice operations.
- Conduct site inspections and assessments to ensure all building procedures and performance measures are maintained at all times (including air quality measurements, key inventory, and asset management/Global Asset reporting).
- Assist in financial processes to ensure that all financial management requirements (MEP budgeting, POs, invoices, and cost-saving initiatives) are completed in a timely and accurate manner.
- Support evacuation drill support.
- Other facility/MEP related tasks.
Vendor Management
- Assist in the management of all contractors on site to ensure they perform to the required standards (including inspection of vendors’ works).
- Lead regular alignment meetings with key MEP vendors (e.g., weekly sync with Azbil, monthly sync with Taisay Buildings / building management).
- Supervise B work construction and monitor on-site vendor operations to ensure alignment with client requirements.
- Manage vendors to meet KPI’s requirement.
Knowledge And Skills Required
- Experience of Google Workspace.
- Business level of English and Japanese.
- At least 3 years or more experience on Hard services (MEP engineering or facility management experience is highly preferred).
